Alher Sem is a company that is aware of the latest trends in the industrial and manufacturing market in Mexico. One of the most attractive areas for this sector is Tijuana, which has become the epicenter of manufacturing activity for 18 Mexican, U.S. and Chinese companies. These companies are relocating their operations from Asia to Mexico thanks to the strength of trade and nearshoring, which has generated a large demand for land for the construction of industrial warehouses, factories and plants.

Jonathan Pomerantz, CIO of Fondo Inmobiliario Meor, has revealed that approximately 18 companies are actively looking to lease industrial space to locate their factory or plant in Tijuana. Currently, there is an unmet demand of about 6.5 million square feet (7.65 million square meters) from clients only in Tijuana, reflecting the continuous increase in demand.

Half of these companies are of Chinese origin, who are leaders in their sectors and need to bring their suppliers to the Mexican market. In addition, there are Mexican companies linked to the logistics and internet shopping business that are interested in industrial warehouses to store and distribute products without taxes in quantities of less than $800 dollars.

Fondo Inmobiliario Meor is currently developing 8 industrial parks in Mexico with an investment of approximately 3.8 billion pesos over the next two years. HubsPark Northwestern is one of these projects, which has invested 1 billion pesos to generate more than 1,800 direct jobs and 2,500 indirect jobs. This project is focused on attracting companies in the logistics and manufacturing sector due to its privileged location and its flexible and unique characteristics.

HubsPark Northwestern’s industrial buildings are class A and have the best specifications in the market, they are hybrid and can be used for both storage and manufacturing products. The city of Tijuana is one of the most competitive markets in this sector, with a shortage of land due to its geography, which makes construction difficult. However, thanks to strong demand and the prime location of HubsPark Northwestern, Fondo Inmobiliario Meor has been able to take advantage of this opportunity by allocating more resources to level complex land and continue to be close to major corridors.

According to Paulo Alfonso Carrillo, director of Economic Promotion of the Tijuana City Hall, the city has more than 600 maquiladoras, which represents significant manufacturing activity. Tijuana has 50 maquiladoras less than the state of Nuevo Leon, but has more than the entire state of Chihuahua. If Tijuana were an entity, it would be in third place in the Mexican Republic, which shows that it is a leading city in the industrial sector.
